Message from the Board
Fall has blown out and winter has made a chilling entrance with early November snow, we are excited to bring you the latest news from your community. This edition includes important reminders about seasonal maintenance and upcoming events.

Final payment for the outstanding special assessment
is due 30 April 2026 - please ensure you reach out to the property management company and make arrangements for payment.

Reminder - Speed
Speed in the community is an ongoing issue - the speed limit is 15 Km/h - our children play in this community. Please ensure you and your guests are respecting the speed limit to keep everyone safe.
This issue was raised at the AGM in September - your Board of Directors are actively pursuing ways to ensure that the speed is well known within the community - posted signage and painted pavement are currently under consideration.
We anticipate rolling out initial improvements in spring of 2026, with additional changes coming throughout the paving project.

It has been reported that a few attempted break-ins recently occurred. The board would like to take this time to remind everyone to double-check their front & rear doors, windows and make sure your vehicles are locked.

Winter Checklist
If you have not yet completed your winter checklist now is the time!
Ensure your outside tap is turned off and hoses are disconnected
Ensure your dryer vents are cleared of lint - if you are unsure how to do so please contact a professional.
Test your smoke detectors - every home should have one. If you have not done so please complete the smoke detector and carbon monoxide form and return to Sentinal

Lights and Holiday Decor

Holiday lights and decorations will shortly be hung with care –
No light should be attached to the siding, the fences or window trim.  Any repair to damage caused by improperly installed lights and decorations will be charged back to the unit owner.
The usage of brick clips, plastic hooks or non marking tape is encouraged
Ground displays are permitted – please ensure they do not interfere with snow clearing operations including power cords over walkways or common areas.

Paving Project
The paving project is underway, your board has met with contractors, we are expecting to receive the quotes mid February to early march. You may see contractors onsite who will be taking measurements and assessing the site, this is a normal part of a project.
The paving project will be broken down into 3 phases, and will be completed in 2026 -2028 inclusive.
Further information will be made available as the paving project progresses. You can find updated information on our website here

Playground
The playground and swing set was an issue that was raised at the AGM - they are currently undergoing a specialized inspection to ensure that they remain safe for all to use.
Further information will be published as it becomes available. We are expecting to have more information spring / summer 2026.

Snowfall
When we receive more than 5cm of snow, the snow removal company will clear parking spaces to ensure the parking lot is accessible for all, please ensure your vehicle is moved so the machines are able to clear parking spots.
Salt bins have also been placed throughout the community - this is meant for community use only - please be mindful of how much salt you are taking these bins are meant for all members of the community.
If you see theft from the salt bins, from those who don’t belong in the community please let the property management company know - this costs everyone.
